This dynamic means that of the nearly 100,000 units in the pipeline, only a small fraction around 16,420 homes will actually enter the "for sale" market upon completion over the next two years. The vast majority have already been snapped up by savvy off-plan investors.

Faisal Durrani, Partner and Head of Research for MENA at Knight Frank, emphasized the significance of this trend. He noted that the market's ability to absorb this future supply so far in advance showcases the depth and sustainability of the current demand.
